Dubai Property Investor Visa Process

The authorities in Dubai recently introduced important updates to the 2-Year Property Investor Visa process, with the aim of further strengthening the UAE’s position as a leading destination for international investors and long-term residents. The latest changes are designed to make residency through property ownership more accessible and streamlined for eligible investors.

Key Updates Include:

  • Removal of the minimum property value requirement for sole property owners
  • Expanded eligibility criteria for investors holding completed residential properties in Dubai
  • Continued ability for eligible investors to sponsor family members, including spouses and children

To qualify, properties must generally:

  • Be completed and residential in nature
  • Be located within Dubai
  • Be registered with the Dubai Land Department

Mortgaged properties

Applicants may still qualify subject to equity requirements and supporting documentation from the financing bank.

The visa is issued for a period of two years and remains renewable, subject to eligibility conditions being met.

As the UAE continues to enhance its residency offerings for investors and expatriates, these updates present new opportunities for individuals considering long-term residence and investment in Dubai.

Note the Property Investor Visa should not be confused with the longer term Golden Visa for Dubai.
